What We Do - Resort Group Services

Homeowners' Association Management

Resort Group's history of managing homeowners associations dates back over 30 years. Our companies work on behalf of property owners as a trustee, responsible for the financial and physical assets of the association. We employ sound fiscal and budgetary principles, and use detailed accounting systems to document all expenditures made for each association. The financial record keeping and reporting systems we use are accurate, time-tested and easy to understand. Resort Group's team of property management professionals has a depth of talent and experience in the many issues that impact a communal property. These issues may range from legal matters to local politics to administration of association policies. The longevity and experience of our executive staff makes us uniquely qualified to provide associations with competent direction on how best to address a property's specific challenges.

Our companies work on behalf of property owners as a trustee, responsible for the financial and physical assets of the association.

We assist in developing long range plans for major maintenance and capital improvements that require both financial and logistical planning by working primarily with associations' Boards of Directors on an ongoing basis, while also soliciting input from each individual homeowner. We take seriously our primary functions which are to maintain and enhance the association property values, provide timely preventative maintenance to the common area elements, and to suggest appropriate capital improvements. Resort Group has assisted numerous associations with annual capital projects including all scales of interior and exterior remodels. Resort Group has years of expertise in the area of Insurance for homeowner associations and takes the topic of risk management very seriously. Accordingly, we have partnered with the strongest insurance carriers to manage the risk that comes along with managing resort properties.

Resort Group companies currently manage over 80 homeowner associations and over 5,000 individual properties. From resort and nightly rental oriented properties to residential and mixed use properties, Resort Group has a solution for all associations. For each of those associations, we provide a complete array of services, the majority of which fall into five primary categories:

Home Care Services

A second home is often one of the most expensive assets a person will own, and the care of this valuable property can present challenges. Seemingly minor maintenance issues can become extreme disasters if left unchecked or undiscovered. Resort Group companies bring peace of mind to second home owners too busy or too far away to handle the day-to-day maintenance of their vacation property.

If one of our home care programs does not fit your needs, we can custom tailor a program specifically to your desires...

Each home owner is assigned a dedicated property manager or owner liaison who is available to assist them in any way necessary. Our vast experience in property management leads us to be proactive in recommending repairs and maintenance to prevent future problems. We conduct regular property inspections to check for leaks, proper heating and/or cooling, and potential pest infestations. Timely, on-call maintenance services are provided at rates below those of the typical plumber, electrician, landscaper or handyman by our in-house maintenance departments. Expeditious and courteous housekeeping services may be provided, including personalized handling of owner linen and terry, or the use of our linens. We can arrange arrival setups and front-desk services for owners and guests of owners, as well as departure inspections and cleans. Bill pay services and accounting functions are provided on a monthly basis, and assistance with interior and exterior remodels may be offered.
